Town hall set on dues increase, assessment proposal

All Lakewood homeowners are invited to a town hall meeting at 6 p.m. this Tuesday, Nov. 12 at the clubhouse to hear about a 5 percent increase in annual dues for 2025 and a proposed $100 assessment to fund pool and street improvements.

Homeowners would need to approve the assessment ($75 for the pool work and $25 for street resurfacing per owner).

The pool repairs, estimated to cost $80,000, are designed to reduce annual expenditures that continue to affect the HOA budget. A representative from Lakewood’s pool maintenance company is scheduled to present on the need for a comprehensive resurfacing of the pool.

At least four streets are set for resurfacing at a cost of $20,000.

Dues for Lakewood HOA membership remain among the lowest in the Austin area.

New committee to study HOA governing documents and how they affect you

During the April 2024 Annual Lakewood Homeowners’ meeting, a proposal to implement a fine policy for HOA violations did not pass.  Though differing opinions were expressed at the meeting, there was common agreement on the importance of maintaining the value of our homes. Most owners don’t want junk cars in the cul-de-sacs, major appliances on the front porches or unsightly trash cans in front of garages. Our CCRs (Covenants, Conditions and Restrictions) are promises made by each property owner (to the others) that they will not do such things.

With that commonality in mind, the Board formed the CCR Review Committee and tasked the six volunteer members, all Lakewood property owners, to review the CCRs and other HOA governing documents, make recommendations on how the CCRs can be brought up to date, and to provide options to improve compliance and transparency.

How can you be involved?

The Committee wants to collect property owner feedback through surveys and town halls, and intends to provide educational material on our Governing Documents and Section 209 of Texas state law. State law protects homeowners by requiring that all HOA Boards be transparent and follow consistent and clearly defined processes. A plain English list of what Home Owners’ Associations can and can’t do can be found here.

In addition, the current Lakewood CCRs and other governing documents can be found here:

If you have recommendations or questions for the Committee, please email info.ccr.lakewood@gmail.com or call the office at (512) 345-8367. We will report on our progress on the home page of the Lakewood website, in the newsletter and on the Lakewood Community Facebook page. If you don’t already receive the newsletter, please sign up here:

Stay tuned. We encourage and welcome your involvement.

Meet the candidates for mayor, City Council District 10 on Wednesday

There’s another chance to meet candidates for Austin mayor and City Council District 10 this Wednesday evening at St. Matthew’s church at 4121 Steck Ave. American-Statesman reporter Tony Plohetski will serve as moderator. Candidates for Austin ISD’s at-large position and Austin Community College Place 9 positions will also sit at tables in the audience. See the flyer for details and register here. This is an excellent chance to learn more about our candidates.

The fall garage sale is back – Oct. 5!

UPDATE: The list of garage sales is out. Not everyone signs up, but the two on the list are at 6501 Robbie Creek (with women’s clothes, shoes, baby and kids’ clothes and toys, household items and a few pieces of furniture) and 6100 Gardenridge (a new washing machine). The list is also in the flyer box outside the HOA office.

Lakewood’s communitywide spring garage sale is scheduled for 8 a.m. to to noon Saturday, Oct. 5 in garages across our community.

Lakewood residents hold their own garage sales at their homes, and the HOA will provide a list of addresses where sales are being held. If you plan to hold a sale at your house, please email your street address to the HOA office at hoa@lakewoodhoa.com by noon Wednesday, Oct. 2 (or drop it in the door slot on the office door).

It’s optional, but feel free to include one line describing what you’re selling. A few days before the sale date, the office will provide a list of addresses where sales will be held. You don’t need to give your name. The list will be available on Lakewood’s Facebook page and the Lakewood website.

(Tip: the sales that drew the best turnout in last spring’s garage sales seemed to be those with stuff in the driveway or front yard.) See you around the neighborhood!
