CCR survey results are in!

Ninety-six homeowners responded to a recent survey that sought to gauge awareness and interest in one of Lakewood’s primary governing documents known as the CCRs (Covenants, Conditions and Restrictions), with an eye toward possible changes. The results are presented in detail here.

The Lakewood CCR Review Committee found that only 5% of respondents objected to updating the CCRs, and 96% were receptive or are open to developing alternatives to lawsuits to enforce them.

The committee plans to take these next steps in response to the survey:

  • Prepare specific communications about the widest areas of violation concerns such as trash cans, parking restrictions, and deferred home and yard maintenance.
  • Update, consolidate and clean up the deed restriction documents to make it easier for homeowners to understand their obligations and requirements.
  • Produce an easy-to-understand compliance and enforcement policy that communicates the consistent steps followed in every enforcement process.

“The CCR Committee and the HOA Board thank all the participants for taking the time to respond,” said Lakewood homeowner Jim Burns, who chairs the committee. “The Lakewood CCR Review Committee remains hard at work with our efforts to serve the common community goal of maintaining the integrity of our neighborhood and collectively maintaining the value of our homes. The input received is invaluable and crucial in helping to understand the true concerns of the homeowners and to provide guidance for our next steps.”

Although some of the response information has been consolidated in the presentation, a detailed report has been provided to the HOA Board where each response is presented exactly as given by the homeowner. (Homeowner identities are not revealed in the presentation.) Individual homeowner responses and contact information are treated as confidential. Homeowners were invited to respond to the survey in the recent mailer about the special assessment ballot.
